I have talked to many people who are renting and just feel like their rent payment is going down the drain each month.  They have heard about interest deductions and building equity and even that they could buy a home with a mortgage payment less than what they are paying for rent every month.   The idea of actually owning the home they live in sounds great, but the process to do so sounds frightening to many.  Does this sound like you?

Then next thing you’ll need to do is talk to a lender.  Your REALTOR® can give you some contact names for trusted lenders in your area.  The conversation with a lender will be rather brief but full of questions.  They will take the income information you give them and compare it to your credit report and your other monthly debts.  They will then be able to advise you and even pre-approve you for a specific range of home prices.   They will also advise you on how much money you will need to have to close on the home, down payments, bank fees, etc.  When you are through with this step, you will have a great idea of the prices of homes you can wisely afford to purchase.

Now you are ready to look at houses that interest you!  You will want to tell your REALTOR® everything you’d like to have in your next home and they will join the search with you.  Again, as a buyer, all these services are free to you.  The REALTOR® working for you is paid commission by the listing agent of the home you purchase so you have an advocate.  As a buyer’s agent, they are there to help you find the right home, negotiate the best price, and walk with you through the entire process until the day you receive the keys to your new home.
